Terms of Service

Please read these terms carefully before using e-landlord. They govern your use of the platform and protect both you and us.

E-landlord connects tenants and landlords directly. We are not a real estate agent and we are not party to any tenancy agreement. Always inspect a property before paying, and always sign a written tenancy agreement.

Acceptance of terms

By accessing or using the e-landlord platform, whether through our website or mobile application, you agree to be bound by these Terms of Service. If you do not agree to any part of these terms, you must not use the platform.

These terms apply to all users, including tenants browsing listings, landlords listing properties, and visitors who have not created an account. Where we say "platform" we mean the e-landlord website, app, and all related services.

Who can use e-landlord

To create an account and use full platform features, you must:

Be at least 18 years of age or the age of majority in your jurisdiction, whichever is higher. Be a resident or legal representative of a person or entity with a legitimate interest in Nigerian real estate. Provide accurate and truthful information during registration and throughout your use of the platform. Not be prohibited from using the platform under applicable Nigerian law.

We reserve the right to refuse registration or terminate accounts that do not meet these criteria.

Landlord accounts and listings

Landlords must complete the e-landlord verification process before any listing goes live. Verification requires a valid government-issued ID and proof of property ownership. By submitting verification documents, you confirm that the documents are genuine and that you are either the owner of the listed property or an authorised representative of the owner.

By creating a listing, you confirm that: The property exists and is genuinely available to rent at the stated price. The photographs and description accurately represent the property's current condition. You will honour the listing price and terms with tenants who contact you through the platform. You will promptly update or remove the listing when the property is rented or no longer available.

E-landlord reserves the right to remove any listing that we determine, in our sole discretion, to be inaccurate, fraudulent, or in violation of these terms.

Tenant responsibilities

Tenants use e-landlord to discover properties and connect directly with landlords. By using the platform as a tenant, you agree to:

Contact landlords only with genuine intent to rent. Not harvest or misuse landlord contact details (phone numbers or WhatsApp) obtained through the platform. Not use the platform to collect listing data for competing services. Report suspected fraudulent listings using the platform's report function.

Tenancy agreements and any payments are made directly between tenants and landlords. E-landlord is not a party to any tenancy agreement and accepts no liability for disputes arising from those agreements.

Prohibited conduct

You must not use the platform to:

Post false, misleading, or fraudulent property listings. Impersonate another person, business, or e-landlord employee. Collect user data for commercial purposes without our written consent. Attempt to gain unauthorised access to any part of the platform or another user's account. Upload content that is offensive, defamatory, sexually explicit, or in violation of Nigerian law. Use automated tools (bots, scrapers, crawlers) to extract data from the platform without our written permission. Interfere with the technical operation of the platform or attempt to bypass security measures.

Violation of these prohibitions may result in immediate account suspension, permanent ban, and where appropriate, referral to law enforcement authorities.

Platform fees and payments

Browsing listings as a tenant is free. Basic landlord listings are free. E-landlord may offer optional paid services, including promoted listings and featured placement, which are subject to separate pricing terms presented at the point of purchase.

All payments for optional services on e-landlord are processed in Nigerian Naira (₦). Payments between tenants and landlords (rent, caution fees, etc.) are private transactions that occur entirely outside the e-landlord platform. We are not a payment processor for those transactions and accept no liability for payment disputes between tenants and landlords.

Intellectual property

The e-landlord name, logo, brand identity, platform design, and underlying technology are the intellectual property of E-Landlord Technologies and are protected under Nigerian and international intellectual property law. You may not copy, reproduce, or distribute any part of the platform without our written consent.

Content you submit (listing photos, descriptions, profile information) remains your property. By posting it on e-landlord, you grant us a non-exclusive, royalty-free licence to display, reproduce, and distribute that content on the platform and in our marketing materials, for as long as the content remains on the platform.

Disclaimers and limitations of liability

E-landlord is a marketplace that connects tenants and landlords. We do not own any listed properties, we are not a real estate agent, and we do not guarantee the accuracy of any listing. While we verify landlord identities and ownership documents to the best of our ability, we cannot guarantee that every listing is legitimate or that every landlord will honour their stated terms.

To the maximum extent permitted by law, e-landlord is not liable for: Loss or damage arising from rental transactions between tenants and landlords. The accuracy, completeness, or legality of any listing. Any harm resulting from contact made through the platform. Service interruptions, data loss, or errors on the platform.

Your use of the platform is at your own risk. Always inspect a property before paying, and always sign a tenancy agreement.

Dispute resolution

If you have a dispute with another user, we encourage you to contact us first at support@e-landlord.ng. We will investigate good-faith reports within 48 business hours and may suspend accounts found to be in violation of these terms.

Disputes between tenants and landlords regarding tenancy terms, payments, or property conditions are governed by the tenancy agreement between the parties and applicable Nigerian law, including the Oyo State Tenancy Law 2011 and the Recovery of Premises Act. E-landlord is not a party to those disputes.

These Terms of Service are governed by the laws of the Federal Republic of Nigeria. Any legal proceedings must be brought in the courts of Oyo State, Nigeria.

Account termination

You may delete your account at any time from your account settings. Upon deletion, we will remove your personal data in accordance with our Privacy Policy.

We may suspend or terminate your account without notice if you violate these Terms of Service, provide false information, or engage in conduct we determine to be harmful to other users or the platform. We will attempt to notify you by email when we take this action, unless doing so would compromise an ongoing investigation.

Changes to these terms

We may update these Terms of Service periodically. Significant changes will be communicated to you by email and/or by a prominent notice on the platform. Your continued use of the platform after changes take effect constitutes acceptance of the revised terms. If you do not agree to the revised terms, you must stop using the platform and delete your account.
